The Head Contract Guaranteed Maximum Price (GMP) templates broadly align with the standard Head Contract, including the adoption of a fixed-time obligation and flexibility for construct only, design and construct or document and construct delivery.
This contract delivery model:
- requires the Tenderer to tender (among other things) its proposed GMP and the Works it proposes will be undertaken as:
- Contractor's Work (being Works performed by the Tenderer or a Related Body Corporate of the Tenderer)
- Reimbursable Work (being Works performed by subcontractors).
- provides that the Contract Price will not exceed the GMP subject to adjustments in accordance with the Conditions of Contract
- provides that if the Contract Price is less than the GMP, the Contractor is entitled to a share in the difference between the Contract Price and the GMP in accordance with the Conditions of Contract.

The Schedule of Collateral documents consists of supplementary templates that are referenced within, and are required to be used under and in accordance with, the template Conditions of Contract. The collateral documents support effective contract administration, consistency across projects and reflect the Commonwealth's requirements in respect of the matters to which each template relates.
