Community Neighbourhood

The new residential garden neighbourhood has been planned to integrate with the surrounding communities and take advantage of the natural features of the Site.

An open, accessible system of streets and open spaces will provide free access to the Site and create small residential precincts, focussed around local parks. Extensive landscape treatment will contribute to the distinctive garden character of the neighbourhood.

Housing in the community neighbourhood will be fully integrated into a generous public domain comprising wide, tree-lined streets, safe pedestrian and cycle movement and parks providing a variety of recreational settings.

Detailed built form controls have been prepared for the Site to ensure that residential development achieves high standards of design and provides maximum community amenity.

The Development Control Plan envisages a range of dwelling types. Key elements of the built form are:
  • higher density areas located toward the centre of the site and adjoining major open spaces;
  • dwelling houses proposed for the periphery of the site to Bundock, Holmes and Avoca Streets;
  • the accommodation of a range of dwelling types, including attached and detached housing, terraces and town houses, maisonettes, duplexes, apartments and housing for older persons;
  • a maximum building height that varies with density (up to a maximum of four storeys in limited locations at the centre of the Site); and
  • the design of all residential buildings by a qualified architect.
Based on the density controls proposed, it is envisaged that the Site could accommodate between 700 - 800 dwellings in various forms, of which, approximately 35% would be apartments. A total population of approximately 2,000 persons is predicted for the new neighbourhood.

The Development Control Plan also details a small retail/commercial centre, which will be centrally located to meet the convenience needs of residents. The retail centre will be adjacent to the new Randwick community Centre.
