6.6 Home purchase or sale expenses allowance

 

Home purchase or sale expenses allowance (HPSEA) helps you with some of the costs involved in selling and buying a home. You must meet all of these conditions.

 

·          You got assistance from Defence to help you buy your own home to live in at your posting location.

·          You sell your own home (in which you have been living) after a posting to another location.

·          You later wish to buy another home to live in at your new location.

 

What do you get?

You can be reimbursed a range of fees associated with the sale or purchase of a home, including agent's fees, conveyancing fees, mortgage fees, and some government fees. There are limits placed on some of these amounts.

 

How does the system work?

In order to be eligible you must make your home sale or purchase within certain time limits. You must sell your home within two years of receiving a posting order to a new location. You have four years to buy a home after you start duty at the new location. In addition you must be expected to remain in your current posting location for a further 12 months at the time a contract for purchase is made. The purchase/sale cycle must be maintained, or you will lose future entitlements.

 

You cannot be reimbursed if you are posted within a location. If you are posted to an adjacent location and you are still able to commute (within specified travelling conditions) you are also not entitled. You will not be paid if your continuous full-time service will stop in the next 12 months.

 

If you are classified as a member with dependants (unaccompanied) for more than 6 months, the home can be where your dependants live. (See 8.1, What category are you in?)

Application to Reservists:  A Reservist can only be paid if they are on continuous full-time service for a year or more.
